What leasing options are available?
Lease terms start at 12 month options and can be longer.
Do I need a lease guarantor?
Guarantors are considered based on the overall results of the application screening
Do you offer individual leases?
We do not. All residents who are of the age of 18 or older are responsible for the entirety of their lease term.
What are your application requirements?
The application requirements are clear criminal background, positive established credit history, positive rental history and verifiable income that meets a minimum requirement.
Can I apply online?
The application process is completely online at your own convenience.
How much is the security deposit? Is any of it refundable?
The deposit starts at $500 but can be up to a full month's rent. The deposit is fully refundable pending damages after move out.
Is there an application fee?
A $500 refundable holding deposit is required at the time of application. If a lease is signed this deposit is applied toward the security deposit.
Are there Qualifications - income, credit history checks, criminal history, rental history, etc.?
The application requirements are clear criminal background, positive established credit history, positive rental history and verifiable income that meets a minimum requirement.
Do I have to pay first & last month's rent?
Move in costs consist of first month's rent, security deposit and a $100 administrative fee.
When is rent due and how can I pay my rent? What forms of payment are acceptable?
The rent payment is due on the 1st of each month via Resident Portal. We recommend using your bank routing and account number.
Is there a late fee for overdue payments? Is there a grace period?
Rent received after the 3rd of the month is charged a $50 late fee.
Are utilities included?
Heat and hot water are included. Residents are responsible for electricity and a flat monthly charge for water use, sewer, and trash removal.
Is renter's insurance required?
Renter's Insurance of a $100,000 liability coverage is required.
What happens if I need to move out before my lease expires?
Residents are responsible for the entirety of their lease term. Lease breaks are not guaranteed and are reviewed on a case-by-case basis.
Can the apartment be sublet or listed on Airbnb or VRBO?
We do not permit any form of subletting.
What are the occupancy limits?
Please contact the Leasing Office.
What are the hours for the laundry facilities?
Laundry room, located on the each floor of the building, are available from 8:00AM to 9:00PM
Do the apartments have air conditioning?
Apartments have wall-insert air conditioners in the living room and an overhead fan in the master bedroom.
Are washers and dryers available? Are they in the apartments?
Washers and dryers are located in the laundry room on the each floor of the building
What appliances are in the ktichen?
Kitchens are equipped with a stove, full size refrigerator, microwave, and a dishwasher.
Is there a bathtub or just a shower? Are they together or separate?
The full bathroom has a combined tub and shower. The en-suite has a walk-in shower
When were these apartments built? Have there been any renovations?
The community was built in 2005. All apartments have renovated kitchens and bath.
Do you offer valet trash service and/or recycling?
Trash can be bagged and deposited in the dumpster provided next to the building. The dumpsters are emptied weekly.
Do you have free internet/WiFi and cable? (Where is it available? Who is the provider?)
Residents can access the internet at the leasing office. They are responsible for the internet/cable if they choose these services in their apartment. The provider it Spectrum.
Do you have package lockers/how do I get my packages?
Packages can be delivered either to your apartment address or to the leasing office, using the office address for shipping. If the package arrives at the office you'll be notified by email.
What security features does this property offer?
All buildings are limited access - access is by key provided to the resident. Guests will request entry by using the directory system connected from the front door to the individual apartments.
Does this community have a pest control service?
Common pets such as ants can be addressed by the maintenance department. Any type of pest present in the apartment should be reported and will be dealt with by either the maintenance department or the pest control company.
Does the community have bicycle racks?
Bikes can be stored in the storage space attached to each resident's carport.
What is the smoking policy?
This is a smoke-free community. Smoking of any type is not allowed on the premises, interior or exterior.
I need maintenance/emergency maintenance; who do I call?
Routine maintenance request can be sent through the Resident Portal, or by calling the office at 603-357-3947. All emergency request must be called in.
Do you allow pets? What is the pet policy?
All apartments are cat friendly, maximum of two cats, indoor pets only. Monthly pet rent of $25 per cat. Select apartments are dog friendly with some restrictions. Contact the office for more details.
What is the parking situation? What about guest parking?
Reserved covered parking for one car and open parking for one vehicle onsite is included in rent for a maximum of two vehicles per apartment.
What is the policy for snow removal?
Snow removal begins once two inches of snow has accumulated. All roadways will be opened by 6:30 AM. Additional procedures will be provided by the leasing office.
Are there building quiet hours?
Quiet hours in the building are from 9:00PM to 8:00AM
What decorations or changes to the apartment are prohibited?
Paint, wallpaper (or other adhesives)are prohibited. Standard picture and curtain hanging hardware can be used but only in wallboard, not woodwork/doors.
Are there fees for using the communal spaces?
No
Are there restrictions for what can be put on balconies or patios?
Balconies and patios cannot be used for storage or hanging clothes to dry or attach anything to balcony railings.
What is the procedure for moving in/out?
An appointment will be made to pick up keys and move in packet at the leasing office for moving in. When moving out, keys will be returned to the leasing office in an envelope provided once all personal items are removed from the apartment and storage.
Is there public transportation nearby? What stop is closest?

How much traffic is there in the area? Are there any times during day/night that it is heavy?
Traffic flows freely past the entrance to the community.

When is rent due?
Rent is due on the first of each month.
What forms of rent do you accept?
We prefer online payments but will accept a check and/or money order.
How do I pay rent? Can I pay online?
You can easily make your rental payments through our online portal.
Can I set up automatic payments for rent?
Yes! That can be set up through the online portal.
How do I access FLEX rent payments?
How do I access my resident portal?
You will want to visit our website, rentinkeene.com . In the upper right corner you will see a green resident tab. Once you click on that, you will use your username and password to log in to your portal.
What can I do in my resident portal?
You have the ability to pay your rent, submit a routine maintenance request, contact the community, view, upload and sign your documents.
How do I upload documents in my resident portal?
When in your portal, on the left side of the screen you will click on My Apartment, click on documents and upload document.

Am I able to renew my lease? How?
Yes. Approximately 2 months prior to your lease end date, you will receive communication from the Leasing Office regarding your renewal terms.
Can I add occupants to my lease? What is the process?
Yes provided you are not over occupancy. Should you choose to add someone to your lease, you will want to contact our Leasing Office regarding the application process.
Am I able to transfer from my current apartment to a new apartment or building?
Yes, we do offer the option to transfer to a new apartment with in the community. Please contact our Leasing Office for our transfer policies.
How do I put in a maintenance request? How long does it take for maintenance to respond to a request?
For non emergency maintenance issues, contact our Leasing Office during business hours or you can submit an online maintenance request through the resident portal.

What constitutes an emergency maintenance request?
An emergency maintenance request refers to an urgent issue that requires immediate attention to prevent further damage, safety hazards, or service disruptions (such as no heat or hot water). Examples include water leaks, fire, electrical issues, gas leaks, structural and/or security concerns to name a few. Please contact our Leasing Office should you have any questions.
How do I enter a maintenance request online?
By visiting your resident portal and clicking on Request Maintenance at the bottom of the screen.
What are the dog park hours?
Keene's dog park , located at Wheelock Park on Park Avenue, is open from sunrise to sunset.
What are the laundry facility hours?
8:00AM to 9:00PM
How do I load my laundry card?
Laundry service is provided by Automatic Laundry, cards can be loaded online at their website or through their app on your smart phone.
Are there extra storage or amenities I can rent? What is the process?
Each apartment comes with an additional storage space that is included in the rent.
Is there off-street parking?
All apartments come with a covered carport, the open spaces are onsite.
How many parking passes do I get?
Passes are not necessary, however a maximum of two vehicles are allowed per apartment.
Is there visitor parking?
Visitor parking is available in any open space.
Is there EV charging?
EV charging is not available.
Can I rent extra parking spaces?
No
What are snow removal protocols?
All vehicles in open spaces must be cleaned and moved to a cleared spot the morning after any storm that accumulates over 2 inches. The Leasing Office will provide all residents with snow policy details.
Are there quiet hours?
Quiet hours are from 9:00PM until 8:00AM
Can I have a pet(s)? Is there a pet rent or breed restrictions? What is the process?
Indoor cats are allowed, a maximum of two, with a $25/monthly per cat pet rent. Select apartments are dog friendly with some restrictions. Contact the leasing office for details.
How do I get my packages?
If you use the leasing office address for shipping you will be notified by email when a package arrives for you.
How does the package concierge work/how do I receive packages?
If your package is delivered to the leasing office you will be notified by email and can pick it up during office hours.
Can I make spare keys?
Copies can not be made, if you are in need of additional keys contact the leasing office.
How do I set up or transfer utilities (electric, water, gas, internet)?
Eversource can be contacted at 800-662-7762 for your electric service. For cable/internet contact Spectrum at 866-874-2389.
Can I sublease or assign my lease to someone else?
The lease does not allow for subletting or for apartments to be listed on short-term rental platforms like Airbnb or VRBO.
